Talk about speculative buying.

A Chinese mother has forked over $6.5 million for a condo at the ritzy, still-unfinished One57 building in midtown for her daughter to use during college … in 2028.

This will be the tyke’s view once she’s all grown up if she keeps her well-reasoned plans to attend New York University or Columbia.

The unnamed buyer wants her 2-year-old comfortable in the event she ends up at an East Coast university once she’s the right age.

“We’re running around the city looking at things, and I finally said, ‘Why exactly are you buying?’” broker Kevin Brown, of Sotheby’s International, told CCTV News. “She said it had to do with her daughter, who was planning on going to Columbia or NYU, maybe Harvard, so she needed to be in the center of the city, and that is why she was picking this one particular apartment,” Brown said. “I said, ‘How old is your daughter?’ And she said, ‘Well, she’s 2.’ And I was just shocked.”

One57 is probably reason enough not to go to college anywhere but the Big Apple.

The toddler will have good company in what will be the tallest residential building in the city. Bordering the south end of Central Park, One57 is slated to be 90 stories tall when it is completed next year, and it’s already attracted rich investors from Russia, South Korea and China willing to plunk down millions for a condo in the building.

The dizzying tower at 157 W. 57th St. will put the Trump Tower to shame in terms of opulence, with floor-to-ceiling windows offering spectacular views, high-end appliances and master bathrooms the size of one-bedroom apartments.

One57, at 157 W. 57th St., will have a massive $90 million duplex on the 89th and 90th floors.

Crowning it all will be a $90 million, 10,923-square foot duplex on the 89th and 90th floors.

The prime minister of Qatar, Sheikh Hamad bin Jassim bin Jaber Al Thani, was in talks to buy the penthouse, but negotiations fell through.

The shimmering skyscraper, which has attracted tenants from Russia, South Korea and China, has master bathrooms the size of one-bedroom apartments.

High winds during October’s Hurricane Sandy collapsed an 850-foot crane at the building that dangled from nearly 70 stories up.

Brown told the Chinese state-run news agency that the country’s buyers “make up a quarter of my dollar volume” in real estate sales, a number that has jumped in recent years as China has undergone an economic surge.
